The Photographs You Get Afterward

Every inspection produces a photo set, and it belongs to you whether or not you ever hire us. The reason is simple. Almost nobody can get up on their own roof to check the work of the person telling them they need a new one, so the pictures replace trust with evidence you can look at yourself and show to anyone else you want.

The set comes to you organized instead of dumped into one folder. There are wide shots of each slope so you can see the overall condition and where each close-up came from, then the details themselves: a lifted tab with a hand under it, a split collar around a stack, granule loss where a downspout empties onto a lower roof, flashing that has pulled loose from a wall.

Attic images come last, showing the underside of the sheathing, any staining, and where the bath fans terminate. If a slope is too steep to walk, we say which images came from the edge or from a pole instead of presenting them as though somebody stood there.

We label them so they mean something a week later. A close-up of dark speckling on a shingle is meaningless on its own; captioned as impact bruising on the west slope with the granules displaced, it becomes something you can compare against another opinion. If we think a photo shows normal aging rather than damage, we say that too, because half of an honest inspection is ruling things out.

Keep the set even if you decide to wait. Roofs change slowly, and having a dated record of what your roof looked like this year makes the next look far more useful.

It also gives you a fair basis for comparing bids, since you can hand the same images to another company and see whether their read of the roof matches what you're being told. When two people looking at the same photographs describe the same conditions, you can stop worrying about whether you're being sold something and start thinking about the actual work.

Pitch, Access and Your Greencastle Estimate

Two things about your particular house move an estimate more than most homeowners expect, and neither one has anything to do with the material. The first is how steep the roof is. Up to a certain pitch a crew walks the surface, carries bundles up the ladder and works at a steady pace.

Height compounds both. A two story house with a walkout at the back can have one eave at a comfortable ladder height and another a full story further down, and the far side may need staging that a single story house never requires. Wires crossing the driveway, a low limb over the roof, or a screened porch that has to be covered and protected all add time before anybody touches a shingle.

None of this is padding, and any of it can be talked through. Sometimes moving a car out of the way or taking down a section of fence for a couple of days genuinely changes what the work takes, and a limb trimmed back ahead of time can do the same. We'd rather tell you that in advance than absorb it quietly or spring it on you once the crew is already in your driveway.

Repairs Do Not Wait for Good Weather

A roof fails on its own schedule, which tends to mean a weeknight in the middle of a storm. What matters at that point isn't the season.

It's how fast somebody can get there and how much of the water they can stop before it works its way down into the drywall and the insulation. So repair work runs all year for us, in whatever the weather is doing, and the approach shifts with the conditions instead of pausing.

In mild weather a repair is usually the whole job. We find the source, open up as much as we need to, replace what failed, and put it back properly. In the cold or the wet, the job often splits in two.

First comes stopping the water, which might mean a properly fastened cover over an open area, a temporary seal at a failed joint, or clearing an ice dam so the water behind it can get off the roof. Then the permanent repair follows when conditions allow it to be done right rather than merely done.

Inside the house, the first hour matters more than people think. Move what you can out from under the drip, put a bucket down, and if a ceiling is holding water in a bulge, it's better to poke a small hole at the low point and let it drain into a container than to let the whole section come down at once. Take photographs of everything before you clean it up, since your insurance may want them and memory is a poor substitute.

What you should expect from a contractor in that moment is a straight answer about when somebody can be there and what they will be able to do once they arrive. Weather can make a roof genuinely unsafe to walk, and anyone who tells you they will be up there in the middle of a lightning storm is telling you something about their judgment. Getting you dried in comes first, and the roof gets sorted out properly right after.

The right answer is usually a different covering on the shallow section with the transition detailed in metal, and it belongs on the estimate as its own line, with a price you can actually look at.

Ventilation is the piece homeowners never see coming. Enclosing a porch or finishing a room over the garage frequently seals off the eave that used to feed air into the main attic, so now part of the house has intake and part has none at all. We look for that on every home that has been added onto, because it explains a surprising number of roofs that wore out long before they should have, and correcting it while the roof is open costs a fraction of what it takes afterward.

Ask Who Is Actually on Your Greencastle Roof

While you're at it, ask about insurance in the plain sense. Does the company carry liability coverage and workers coverage for everyone who will be on your property, and can they have the carrier send you a certificate directly instead of a copy out of their own files. If somebody gets hurt on your roof and the answer to that question was no, the problem becomes yours, and it is a very unpleasant way to learn about the way your contractor runs a business.
